LIVERPOOL’S commercial property market is showing signs of life after several significant lettings.
Developer Urban Splash has let the entire Matchbox building, at its Matchworks site, in Garston, to Liverpool-based fitness group Fit Club. And Grosvenor, the developer behind the £1bn Liverpool One retail scheme, has clinched two high-profile lettings at its One Park West development, while another is in solicitors’ hands.
Urban Splash launched its distinctive glazed Matchbox, on the site of the former Bryant & May matchworks factory, in December, 2007.
The developer deemed it as ideal as a “regional corporate HQ”. But spokeswoman Leanne Forshaw admitted: “The market has been a very difficult place since then, so we are absolutely delighted we are able to announce a deal now.”
“We have definitely seen more of a pick-up in lettings coming from all sorts of occupiers such as restaurants, universities and colleges.
“The market is still challenging, but we are seeing more lettings coming through.”
Meanwhile, Grosvenor announced a 2,000 sq ft letting at One Park West to Café bar chain Nosh and Coffee, while Bupa have taken a 1,800 sq ft unit fronting The Strand.
Another deal near completion is a restaurant unit of 2,860 sq ft, which is currently in the hands of solicitors.
Grosvenor project director Guy Butler said: “These commercial lettings demonstrate One Park West’s success in terms of sales.”
